The sale of homes registers its best April in the last 14 years

The sale of homes rose by 11.9% last April compared to the same month of 2021, to add 47,349 operations, its best figure in a month of April since 2008, when 54,800 sales were exceeded, as reported by this Monday the National Statistics Institute (INE). However, when compared to any month, the number of deals for April this year is the lowest since October 2021.

With the interannual advance of April, which has moderated by more than 13 points with respect to the growth experienced in March (25.6%), the sale of homes has chained 14 consecutive months of positive rates, although that of April this year has This was the smallest increase in that period.

The year-on-year rise in home sales in April is due to the increase in operations on new homes, which grew by 3.4%, to 8,788 operations, the lowest figure since April 2021, as well as the increase in sales of used flats by 14%, to add 38,561 transactions, the lowest figure since December 2021.

92.4% of the homes transferred by sale in the fourth month of the year were free homes and 7.6%, protected. The purchase and sale of free homes rose by 12.8% year-on-year in April, to 43,731 operations, while that of protected homes increased by 1.3%, adding a total of 3,618 operations. According to the INE, seven out of ten home sales made in April (69.7%) were made between individuals.

In monthly terms (April over March), the sale of homes fell by 20.1%, its largest decrease in a month of April since 2020, when the Covid pandemic began.

In the first four months of the year, the sale of homes has increased by 23.1%, with increases of 26.3% in the case of second-hand homes and 11.5% in new homes.

Last April, the highest number of home sales per 100,000 inhabitants occurred in the Valencian Community (159), Andalusia (149) and Catalonia (133). In absolute values, Andalusia was the region that carried out the most home transactions during the fourth month of the year, with 9,984 sales, followed by Catalonia (8,018), the Valencian Community (6,383) and Madrid (6,271).

Thirteen communities sold more homes in April than in the same month of 2021. The largest year-on-year increases were in the Balearic Islands (33.3%), the Canary Islands (31%), Castilla y León (19.9%) and Asturias (19.4 %), while the most moderate corresponded to the Basque Country (0.6%), Murcia (0.9%), Navarra (6.1%) and Galicia (7%), the only regions with single-digit increases.

In contrast, the sale of homes fell in April in four communities compared to the same month last year: La Rioja (-9.9%), Madrid (-2.7%), Extremadura (-2.4%) and Cantabria (-0.8%).
