Madrid has a tenant profile, between 30 and 45 years old, with their own vehicle and an annual income of between 35,000 and 40,000 euros, who cannot find housing according to their demands within the capital, according to a study by the Rent Negotiating Agency (ANA).

This type of client is looking for a new-build house, or one with a maximum age of 15 years, with two or three bedrooms and in an urbanization that has services such as a garage, storage room, swimming pool, gym or paddle tennis court.

ANA's commercial director, Borja de Andrés, points out that there are few offers for this profile, which is within "a very specific age range".

"The problem comes when it comes to finding this product, since in the center of Madrid there is no free land to build this type of housing and if it is built it will be at exorbitant prices as it is considered an exclusive product. Therefore, whoever wants to access these housing has to leave the heart of the city, and this is leading to the creation of different young neighborhoods on the outskirts with very good quality of life", adds de Andrés.

The neighborhoods to which this type of demand is moving are Montecarmelo, Las Tablas, Sanchinarro or Valdebebas, with monthly rents of between 1,000 and 1,300 euros. Also Las Rosas, where the offer is less, or El Cañaveral, with more availability, where rents range between 800 and 1,000 euros. The cheapest homes within these demands are found in the Ensanche de Vallecas and Pau de Carabanchel, between 750 and 950 euros.
