26.9 square meters sounds like a nice size for a living room - but not for an entire apartment or house. Exactly the latter is the case: A businessman is offering what is probably the smallest detached house with a total area of ​​26.9 square meters in the Chelsea district of London. The price is also impressive: 1.2 million pounds, which corresponds to around 1.4 million euros and a price per square meter of almost 45,000 euros.

The house's current owner, Robin Swailes, bought the house in a bidding war five years ago for around €826,000. He put another 545,000 euros into the extensive renovation work on the house. The two-storey property consists of a living room with an open kitchen, a shower room, a bedroom and a roof terrace.

"I saw an opportunity to make this a very special place to live," Swailes said. He himself lives in Oxford, almost 90 kilometers away. A company that he founded is also located there. Originally, he wanted to use the house as a second home, but rejected this idea and advertised it instead.

The location of the house in particular made it so appealing to Swailes: It borders the King's Road shopping street and overlooks St. Luke's Gardens. In addition, the Georgian style home is said to be the smallest detached home ever offered or sold in Chelsea. So says the realtor of the property, Edward McCulloch, according to the Wall Street Journal.

McCulloch surmises that the house was once a mortician's quarters for a cemetery, which is now part of St Luke's Gardens. According to the ownership records, it dates from the 1800s.
